Vacant Homes -
The good news is that you don't have to
contend with the buyers clutter, old
furniture, pets or showing schedules.
The bad news is that the home also doesn't
show well. Vacant homes tend to sit on the
market longer than owner occuped homes and
with good reason.
Since I get emails and phone calls
regularly asking about vacant home staging I
thought this might be a good time to address
the reasons to stage a vacant home, pricing
and statistics.
There are many reasons to stage vacant
homes. Below are some of the best reasons:
- Homes feel smaller without furniture
- When there is nothing to look at,
buyers notice more flaws
- Buyers assume sellers are
"desperate" and will take "any offer",
this is particularly true if the home
has been on the market for some time
- Univiting photos for MLS (if the
agent actually puts photos in MLS)
- Rooms have no life or warmth for a
buyer to really want to live here
- Vacant homes amplify sounds making
everything sound louder and hollow.
Buyers don't want to live in this type
of environment.
- Buyers can't determine flow of room
or furniture layouts. Many times they
simply think their furniture won't fit
or work in an empty property.
- Insurance may cost sellers less with
furniture inside.
- Homes sell 50% more quickly - less
carrying costs & marketing costs
- Homes sell for 3-9% more than
unstaged (and staging usually costs less
than 1/2 of 1%)
I could go on and on with reasons. The last
two reasons are perhaps the most tangible to
sellers. Vacant homes attract attention from
agents and buyers alike. This creates
momentum for the property. As an agent,
don't you prefer to show properties that
will peak your buyer's attention? Staged
Homes show better and thusly get quicker,
higher offers.
Statistics... I've already listed those, but
let me give you a real example. This is the
story regarding a property downtown. I was
initially contacted before the home was even
done with the renovation. The seller decided
to wait and see how things went. After 6
months on the market, I was called back.
Still the seller didn't want to invest in
staging. After 8 months on market the seller
decided they needed to try a new approach.
Within an hour of staging completion I
received a call from the homeowner that the
property had shown and they were expecting
an offer. They also received a back up offer
within a few days. The home closed in less
than 30 days.
While the scenario above doesn't happen
everyday, it does happen. With staging, we
move the sale time of properties from months
to weeks. Before your next price reduction,
maybe you should try something new....
