Charleston agents, the summer is heating up. Sales should be increasing with the summer moves & relocations. Money..... Liquid Equity..... Paint.... These are all synonyms when selling a home. Painting is one of the biggest money makers in a successful staging. Strangely it is something that sellers often are the most reluctant to do. I know, I hear it all the time.... I love my colors. They make me (insert any emotion). Sellers simply don't understand that paint shows our personality almost more than anything else we have in our home. The goal of staging is to neutralize the home and make it appealing to EVERYONE!

I find it interesting that more than 75% of the homes I view are painted in either plain old white, or have very loud or dark colors. Most of these homes have been on the market over 6 months and no one wants to paint! I often see comments like, 'motivated seller', 'decorating allowance' and 'price reduced' with these same homes. It is a concept I don't quite get.

Agents, it is very important that you educate your sellers to the value of neutrality. If you are concerned with insulting your client or are unsure of how to broach the subject let us help you. Remember, we are here to do the 'dirty work' for you.....

All of us in sales know the value of a good referral base. Less time marketing, less money advertising, more sales - what could be better? The real question is how do you get referrals? The answer is always the same - give outstanding customer service! Customers who are happy will shout your name from the rooftops. They will give your number out to everyone they know. You won't need to ask for their help, but if you do, they will jump through hoops to help you!

So, the next question is - how can a professional stager give you a higher referral base? The answer is amazingly simple & yet diverse. We help you provide excellent customer service! Let's look at some of the ways we can increase YOUR business...

Helping their home sell faster - I know, that was just too easy an answer. That makes it no less true. Staged homes sell faster. Clients who want to sell their home will be tickled pink if it sells before their neighbors home. Who will they give credit to? YOU!

Help them get higher offers - Statistics show 3-9% higher offers! This is significantly less than they spent on staging & they'll get bragging rights. While they are bragging to their neighbors about how much they got for their home - they are letting them know what a great agent you are!

Help them move-in - What? You didn't know about this one? That's right, we can help your clients move into their new home! Busy executives, large families and older or disabled buyers are great candidates for this service. Give them a move-in gift certificate at closing. We'll help them pick paint colors, hire contractors, hang photos and place furniture. They'll remember you every time they talk about the move & how easy it was!

Keep you out of the dog house - Is your client's home in need of some serious work, but you are afraid to rock the boat? Bring us in to deliver the bad news. If they don't like what we have to say then you aren't getting the blame. You can put it all on us. Better yet, after the house hasn't sold (because they refused to do the work) then you can remind them of our recommendations. Again, you are kept on the right side of the fence!
