Charleston is a beautiful city in the spring time! Thankfully, that time is almost here. Winter is fading away and we are beginning to see spring bulbs burst through the pine mulch. Flowering trees are budding and the grass is showing just the slightest hints of green underneath. Spring is a time for renewal and growth. Our businesses should take cue from nature. The seeds we planted last year are showing growth. It's also time to reasses and decide what new plantings we need to begin.

This home was part of an article in USAA Magazine on the value of staging. The staged home was listed on Sunday December 10. The first couple to walk through the home made an offer (Wednesday December 13). The owner had a full price ratified contract within 9 days of listing the property. The home closed on December 29th.

Massive growth both in Charleston and the staging industry as a whole has created the need for First Impressions to expand. Time on market is such a critical factor in the offer of homes, particularly owner occupied. It is most common when we are called out to owner occupied residences for them to already be on the market for months and months. The owners simply wanted to "try it out" before spending any additional money on fixing up their property. While this is understandable, it is not cost effective.

When we come out to evaluate an owner occupied home, whether we do the work or simply provide a written consultation so the homeowner can do the work, we can tell you what "the elephant in the room" typically is. This is the reason your client's home hasn't sold. Correcting this item, or series of items can create immediate buyers. It is not uncommon for us to have buyers within weeks even after the home has been on the market for months on end. Here's the problem, however. If the home has already been on the market for months on end, the offer will typically be severely discounted - no matter how good of a job we did for you!

When listing a home, it is important to call in the experts to recommend dramatic or subtle changes that can create quicker, higher offers before the home sits and looses apparent value. Let's face it, when the home is newly listed and a buyer wants to make an offer, they have the fear of it being rejected. The sellers will simply wait for a better offer to come along. When the home has been on the market for some time, they will offer a much lower price deciding that the sellers will be anxious to take any offer at this point. Typically, they are right. The sellers are anxious to sell. They will take a lower offer.

What to do now? If you have a listing that isn't moving, call us. Let us come evaluate the property to see how we can help you get it SOLD! (Worried that it's just the price? How many showing appointments has it had? If it has had many buyers walk through and no one has made an offer. It's not the price. If you aren't even getting lookers, it's probably the price, or the MLS photos!) For future listings, call us before the photos go in MLS. We can help your client receive offers - better offers - in those first few weeks on the market.
